Turn the survey into advice your client will pay for.
The Asset Management Assessment is a client-facing report on a site’s cooling assets: their condition, refrigerant exposure, running cost and carbon, the order in which they merit replacement, and an indicative budget for doing it. It is not a TM44 certificate and is not lodged. It is the paid piece of work that sits beside one.

Screens and documents are from a sample account: the buildings, clients and assessor are made up.
- Replacement priorities, explained
- Every asset scored and ranked, and each score split into the five things behind it.
- Life span against today
- Each system from installation to the end of its expected life.
- Refrigerant in trade colours
- The charge held as carbon, each gas in the colour the trade labels it with.
- Indicative replacement budgets
- What replacement would cost and save, and when each falls due.
Why each system ranks where it does.
Every asset is scored out of 100 on age against its expected life, refrigerant risk, the charge it holds, its efficiency shortfall and its sizing, and ranked against the others on the site. The chart splits each score into those five, so the reason a system leads the list is visible at a glance.
- An executive summary first: running cost, energy and carbon, refrigerant held and assets past their expected life, in tiles.
- At the client’s own tariff, including the Climate Change Levy where it applies.

Age, refrigerant and sizing, each drawn.

What replacement would cost, and when.
The replacement section prices each system as an indicative budget estimate from your own rates per kW, sets its running cost against a notional new system of the same type and size, and gives the simple payback, or says it falls beyond the new system’s life.
- When each falls due: now if it is past its expected life or holds an ozone-depleting gas, then within five years, six to ten, or beyond.
- Maintenance and carbon beside the cost, for each system and in all.
- No net present value. On efficiency alone it is usually negative for working plant, so the report gives the simple payback instead.

Every figure an estimate, and it says how.
The method is set out in full in the document’s own section, so the client, and their engineer, can see exactly what each number rests on.
What it is built on
- Efficiency is a design SEER degraded 2% a year for age, floored at half. It is a model, not a measurement of these machines.
- Sizing compares rated output against a W/m² rule of thumb for the area served. It is not a building cooling load calculation.
- Annual leakage is a planning assumption by charge size, to be replaced with logged top-up volumes wherever an F-Gas record exists.
- The replacement score ranks assets against each other on this site. It is not a condition survey.
- Replacement costs are indicative budget estimates from your rates, not quotations.
